Central Florida Housing Market Update: October 2026
Central Florida's market is not crashing, and it is not the seller's frenzy of a few years ago either. It is something more useful than both: a market with choices in it. Here is what the October numbers actually say, what mortgage rates are doing, which builder deals are about to expire, and the short list of homeowner jobs worth doing before Halloween.
I lead the GPG Team, brokered by LPT Realty here in Central Florida: 7 years in real estate and 180+ homes sold across the Orlando area. This update is the same one our newsletter readers got this week, published here so it is easy to find and share.
What happened in the Central Florida market this month?
In the last 30 days, 3,391 homes sold across Orange, Seminole, Osceola, Lake, and Polk counties, right in line with the pace two weeks ago. The median sale price held at $385,000. Active listings climbed to 17,163, which works out to about 5.1 months of supply, a slight loosening from just under 5 months at the start of October.
Five months of supply sits close to the line most economists call balanced. We are not in the deep seller's market where every listing drew a line of offers, and we are nowhere near a buyer's market collapse. What has changed is leverage, and it has quietly moved toward buyers.
For buyers: more standing inventory means more choice and more room to negotiate. Well-priced homes still move, but you do not have to chase every listing anymore.
For sellers: with more than 17,000 homes competing for the same buyers, pricing off recent comparable sales matters more than it did a year ago. The homes selling quickly are priced to today's market, not last year's number.

What are mortgage rates doing right now?
Mortgage Insights, by Michael Floyd, Evergreen Home Loans, NMLS #229856
Rate snapshot, as of October 15, 2026: Rates held steady this week. The 30-year fixed averaged 7.40% per Freddie Mac, unchanged from the week before; a year ago it was 6.27%. The 15-year fixed averaged 6.71%. On our team call this week we were seeing the same picture locally: conventional rates in the mid-7s and FHA in the high-6s.
Evergreen Home Loans, NMLS ID 3182.
My take: a flat week is still useful information. On a $400,000 loan, today's 7.40% runs about $301 a month more than the same loan at last year's 6.27%, which is exactly why builder rate buydowns (see the 4.99% offers below) are doing so much of the work in new construction right now. Get pre-approved at today's rate, run your real numbers, and treat any dip as a bonus rather than the plan.

Which builder incentives are worth knowing about?
Builders are spending real money to move quick move-in homes right now, mostly through rate buydowns instead of price cuts. Three offers from this week's newsletter, with their deadlines:
Toll Brothers, select quick move-in homes. 4.99% (5.76% APR) FHA 30-year fixed with as little as 3.5% down and a 660+ credit score, through Toll Brothers Mortgage. You must sign an Agreement of Sale on or after September 4 and close by October 30, 2026. This one is about to expire.
D.R. Horton, Red Tag Event, Central Florida. Sale pricing on select Red Tag homes plus promotional rates through DHI Mortgage: FHA fixed from 4.99%, conventional fixed from 5.5%, and up to $20,000 toward closing costs on select homes. Contract must be executed by November 2, 2026.
Kolter Homes, select communities. Up to $100,000 in savings on select move-in ready and to-be-built homes, with special financing opportunities. Must close by November 30, 2026.
One rule that protects you: talk to me before you visit a model home or register on a builder site, so I can represent you. If you walk in and register alone first, the builder can refuse to let me advocate for you later, and it costs you nothing to have your own agent in the room. What should Central Florida homeowners do this month?
A short late-October checklist, before the trick-or-treaters arrive:
- Walk your front path after dark. Swap any dead porch or landscape bulbs, clear walkway trip hazards, and keep cords and decorations out of the walking line.
- Remember storm season is not over. Hurricane season runs through November 30, so keep shutters accessible and the emergency kit stocked a few more weeks.
- Give the AC a break and a cleaning. After the summer workload, swap the filter and hose down the outdoor condenser coils.
- Dial back the irrigation. With the rainy season winding down, overwatering in fall is the fastest way to invite fungus into the lawn.
What is happening around Central Florida this weekend?
- Central Florida Zoo Boo Bash, Saturday and Sunday, October 24-25, 9 AM to 5 PM, Sanford. Not-so-scary daytime Halloween at the zoo: costumes, trick-or-treat stations, and animal encounters, included with regular zoo admission.
- Eolaween, Saturday, October 24, Lake Eola Park, Orlando. Free family Halloween fun around the lake in the heart of downtown.
- Mount Dora Craft Fair, Saturday and Sunday, October 24-25, 9 AM to 5 PM, downtown Mount Dora. More than 350 exhibitors take over the historic streets. Free admission, and an easy fall day trip.
- Buena Vista Social Club, closing weekend at the Dr. Phillips Center, Orlando, through October 25.
- Lake Eola Farmers Market, Sunday, October 25, 10 AM to 3 PM. Free to attend every Sunday. The Winter Park Saturday Market (8 AM to 1 PM) is the other weekly staple.

Frequently asked questions
Is Central Florida a buyer's market or a seller's market right now?
Close to balanced, leaning friendlier to buyers than it has been in years. At 5.1 months of supply, buyers have real choice and negotiating room, while well-priced homes still sell. Overpriced homes sit.
Are builder rate buydowns actually worth it?
Right now, often yes. A buydown to 4.99% cuts the monthly payment far more than the same money spent on a price reduction, because the payment is driven by the rate. Run both sets of numbers on the specific home before deciding.
When does hurricane season end in Florida?
November 30. Keep shutters accessible and the emergency kit stocked until then, even though the late-season risk is lower.
